TownPark at Tradition: Is This One of the Best All-Ages Gated Communities in Port St. Lucie?

Donna Jarock at TownPark at Tradition, an all-ages gated community in Port St. Lucie, Florida

If you’re relocating to Port St. Lucie, Florida, and searching for a gated community with resort-style amenities that isn’t restricted to residents 55 and older, TownPark at Tradition deserves a closer look.

Located within the master-planned community of Tradition, TownPark offers single-family homes, neighborhood amenities, and convenient access to shopping, dining, parks, and major roadways.

But is TownPark at Tradition the right fit for your lifestyle and budget?

As a Realtor with nearly 30 years of experience helping buyers and sellers, I encourage my clients to look beyond beautiful entrance signs and impressive clubhouses. The right community needs to work for your everyday life, your financial goals, and your long-term plans.

Here’s what buyers should know about TownPark before deciding whether to make it home.

Where Is TownPark at Tradition Located?

TownPark is located in the Tradition area of western Port St. Lucie, one of the city’s major master-planned developments.

One of the biggest advantages of living in Tradition is convenience. Residents have access to shopping, restaurants, grocery stores, healthcare services, community events, and outdoor recreation without needing to travel across town for everyday errands.

Tradition also offers convenient access to Interstate 95, making it practical for residents who commute or frequently travel throughout the Treasure Coast and South Florida.

However, buyers should understand that Tradition is inland. If your dream is to walk to the Atlantic Ocean every morning, TownPark probably isn’t the right location.

If you prefer a planned neighborhood with amenities and don’t mind driving to the beach, the location may be an excellent fit.

What Types of Homes Are Available in TownPark at Tradition?

TownPark is an established single-family-home community rather than a new-construction development.

Buyers can find a variety of floor plans, including single-story and two-story homes, with differences in bedroom counts, living space, garages, outdoor areas, and lot locations.

Because these are resale homes, condition and updates can vary significantly from one property to another.

Some homes may feature updated kitchens, modern flooring, screened patios, or private pools. Others may still have original finishes that give buyers an opportunity to make improvements.

When comparing homes in TownPark, I recommend looking closely at:

  • Roof age and insurance considerations
  • Hurricane protection and impact-rated openings
  • HVAC system age and maintenance
  • Lot location, privacy, and neighboring properties
  • Interior updates and potential renovation expenses
  • Current HOA assessments and community restrictions

Two homes with similar square footage and asking prices can have very different long-term ownership costs.

What Amenities Does TownPark at Tradition Offer?

One of TownPark’s main attractions is its resort-style community lifestyle.

The community is known for amenities that include a clubhouse, swimming pool, fitness facilities, tennis and basketball courts, and neighborhood gathering spaces.

These shared amenities can be especially attractive to buyers relocating from communities where comparable recreational facilities require a separate club membership.

They also provide opportunities to meet neighbors and enjoy activities closer to home.

Before purchasing, buyers should confirm the current amenities, hours, access policies, and any applicable guest or reservation rules with the association.

Is TownPark at Tradition a 55+ Community?

No. TownPark at Tradition is an all-ages residential community.

This is an important distinction because Tradition has several communities with different age requirements and lifestyle offerings.

Buyers sometimes confuse TownPark with other similarly named communities in the area, including LakePark at Tradition, which is an age-restricted community.

If you’re looking for a gated neighborhood with amenities but do not want a 55+ restriction, TownPark is one of the communities worth exploring.

How Much Are the HOA Fees at TownPark at Tradition?

TownPark is governed by a homeowners association, and buyers should include association expenses when calculating their monthly housing budget.

Rather than relying on an HOA figure from an older real estate listing, I recommend verifying the current assessment directly with the association.

Buyers should also review what the regular HOA payment covers, whether additional master-association assessments apply, and whether there are any approved or anticipated special assessments.

Association fees are only part of the picture. It’s equally important to understand the rules.

For example, buyers who own a boat, recreational vehicle, commercial vehicle, or multiple cars should review the community’s parking and storage restrictions before making an offer.

The same applies to pet policies, leasing requirements, exterior modifications, and other architectural guidelines.

A gated community can offer attractive amenities and a well-maintained appearance, but the rules need to match the way you live.

What Are the Advantages of Living in TownPark?

For the right buyer, TownPark offers several appealing qualities.

First, it’s an established neighborhood. Buyers can see the existing streets, landscaping, surrounding homes, and community facilities before purchasing.

Second, the all-ages designation makes it an option for a broad range of households, rather than limiting residency to an age-restricted lifestyle.

Third, TownPark’s amenities offer recreational opportunities without requiring residents to leave their neighborhood.

Finally, the Tradition location puts shopping, dining, healthcare, and Interstate 95 within convenient reach.

For relocating buyers who want an established gated neighborhood with amenities, these advantages can make TownPark an appealing choice.

What Are the Potential Drawbacks of TownPark at Tradition?

Every community has tradeoffs, and TownPark is no exception.

If you prefer a neighborhood without HOA restrictions, TownPark may not be the best choice.

If you’re looking for brand-new construction, you will generally need to consider other communities because TownPark is an established resale neighborhood.

Buyers who want to live close to the beach should also consider the inland location and the drive to coastal destinations.

And while amenities are appealing, they come with ongoing association costs and rules that should be reviewed before purchasing.

Another consideration is that homes in established communities can vary in age, condition, insurance requirements, and maintenance needs.

None of these factors necessarily makes TownPark a poor choice. They simply make it important to evaluate each property individually.

Is TownPark at Tradition a Good Choice for Someone Relocating to Port St. Lucie?

TownPark may be particularly appealing to buyers who want a single-family home in a gated neighborhood, appreciate recreational amenities, and prefer the convenience of living in Tradition.

It can also appeal to buyers who want a more established neighborhood rather than purchasing in a community where construction is still underway.

However, I wouldn’t recommend choosing TownPark—or any neighborhood—based solely on photos, amenities, or online reviews.

I encourage relocating buyers to visit the community, explore the surrounding area, review the association documents, and compare available homes against other neighborhoods that meet their needs.

The best community isn’t necessarily the one with the most amenities. It’s the one that fits how you want to live.
